To give you a better idea of our service, here are the stages of our buying process:
- 1. Getting to know you; examining your criteria
The initial meeting, often held by telephone, helps us get to know you. You also learn more about Versants and its services while we discuss your motivations and goals. The two most important questions we will ask at this time are:
1) What is the purpose of your purchase? (Personal use? Rental income? A bit of both?)
2) What is your budget?
A broker will make recommendations based on the market. In a seller’s market, for example (where supply is low and demand is high), the broker will recommend that you be prepared to make an offer with proof of funds and/or a mortgage pre-approval.
- 2. Referring properties
The broker will email you listed properties that match your criteria and register you in our database to receive future offers. We will suggest properties that are listed with the Versants team and even with other brokers.
- 3. Visiting properties
When a property is a match with your needs, a visit is arranged with the Versants broker. It is important to know that in the Quebec real estate industry, the visit is considered to be the element that confirms the commitment between Versants and the buyer. The broker with whom the visit is made therefore becomes the broker that you will use to negotiate this transaction.
- 4. Negotiating
The broker will adapt the negotiating strategy to the state of the market (balanced, seller’s market, buyer’s market). The most important thing for you is to be well prepared and able to make an attractive offer that the seller will find hard to refuse!
- 5. Receiving an acceptance of your offer
The seller accepts your offer: victory! The seller is now bound to you and as long as you meet the due diligence deadlines noted in your offer, you are in control! You will receive a “Transaction Summary” form by email from our team; it is a schedule of all next steps. The Versants team will accompany you throughout the process of satisfying escrow conditions (inspection, reading of certain documents, water test, etc.) so that everything goes smoothly.
- 6. Closing the transaction/notary
A property is officially sold when you have met all of the conditions of your offer. When the property is sold, you may choose the notary. We will take care of sending all transaction documents to the notary. We will also attend the signing of the deed of sale to handle any questions that come up.
- 7. Keeping in touch
Our team will remain available for any questions — about the transaction, the market or the region. We will also be there to refer resources (contractor, decorator, suppliers, etc.) and services (catering, local activities, area restaurants, etc.).
