To give you a better idea of our service, here are the stages of our sales process:
- 1. Getting to know you
At this first meeting, you will learn more about our services and we will get to know your property, your motivations, and your price objective. During this same meeting or on another occasion, we will visit your property to do an evaluation. At this stage, the seller often expects to receive a quick verbal figure, but we generally prefer to look at comparables before coming to a conclusion.
- 2. Completing the evaluation
You will receive our evaluation by email, with comparable data to show how we arrived at our suggested asking price, as well as the broker’s fee. The evaluation is free and with no obligation.
- 3. Making the decision to sell
Following the evaluation, the seller who decides to entrust the mandate to Versants will be taken care of by not only a broker, but also by an entire team specializing in legal, marketing and customer service.
- 4. Gathering documentation
The Versants team will gather all of the documents required for the transaction from the various available records. The seller will provide the information that we cannot otherwise obtain. The seller will also complete, with the broker’s assistance, the seller’s declaration (DV). This document is as valuable to your future buyer as it is to you. It will be used to disclose everything you know about the property and at the same time, relieve you of any liability.
- 5. Taking photos and measurements
Our professional photographer will pick a beautiful sunny day to take pictures of your property to show it in the best light. We can also take drone pictures to capture it from another angle.
Versants bears these expenses whether or not a sale is eventually completed. A broker will also visit the property to take measurements, note the floor finishes and list all those little extras that make your property so unique!
- 6. Signing the broker contract
From this point on, we have five (5) days to list your property on the market. To optimize the strategy, steps 4 and 5 must be completed before signature of the contract.
- 7. Implementing a marketing strategy
To maximize the sale price as quickly as possible, our marketing approach will vary depending on market conditions at the time of the decision to sell. In a seller’s market, for example, we consider it essential that a group of potential buyers see the property at the same time. We establish a process for visits, a time to submit offers, and a time to accept the best one.
- 8. Communicating during the active stage
Visits will be arranged with your approval. We will ask your permission for each visit unless other arrangements have been made beforehand. You will receive a report after each visit. We promise to pass on all relevant feedback from prospective buyers.
- 9. Closing the sale transaction
Escrow (accepted offer): Upon receipt of one or more offer to purchase, a telephone call or virtual meeting will be arranged with you to analyze the situation. We will accompany you in this negotiation with a view to getting the best possible offer. Yes, price is important, but it is also crucial to verify all conditions. Once a seller accepts an offer, they are legally bound to the buyer.
Sold: A property is not sold until all escrow conditions are met. The Versants team will work with you throughout the process to ensure that everything goes smoothly.
Notary: Once the property is sold, the buyer chooses the notary. We will take care of sending all transaction documents to the notary. We will also attend the signing of the deed of sale to handle any questions that might come up.
Funds: The funds resulting from the sale will be paid out by the notary a few days after signature of the deed of sale. This amount will be net; even our fee is taken directly from the proceeds of the sale.
- 10. Keeping in touch
